Building Control Applications in Kent 

Any structural work you under take on your property will require a sign off by building control. If this is a removal of a wall or dreation of an opening or a small extension this can be done on a Building Notice with limited drawings abut will require a specification and scope of works listed. If there is a third party interface such as shared party wall, public sewer or a 2 storey extension then this must be done on a full plans application which means a full drawing of the works must be submitted which would show all the sections and where permissions are to be sort form the third parties. 
 
Normally a knock through with removal of 1 or 2 load bearing walls or a small extension or loft conversion would normally be done with a building notice if using a qualified builder doing the full scope of the works. If you are breaking down the contract into trades or building more than this it is advised to submit the full plans application 
 
Once you have planning granted for your extension, loft conversion or Out Building then you be required to submit an application to Building Control before the works start. These documents will consits of the followiing:- 
Detailed drawings and sections 
Specification for materials 
Calculations 
Building Control application forms 
Copy of the land registry document supplied at planning 
 
On a new building application the level of information is greater and you will need to provide more a detailed level of application, offen required to meet a higher level of code. This is expecially so in Conscervation areas or areas of Natural Beauty when there planning can insist on a code 3 , 4 or even 5 building. The additional information required is as follows:-
