Gravesend Road Loft extension to existing loft in Rochester, Kent. 

This project was to increase the existing roof room in the loft since the previous owner had made an effort to create a dormer roof but the roof structural elements were not sufficient and also damp had got into the fabric of the building. 
 
DKM Consultants were instructed to carry out a survey of the structural elements, the condition of the buidling and whether it would take the larger dormer. The contractor was always present at the meetings so that budgets could be discussed and decisions made there and then. 
 
The house had to be lived in during the build which removed 40% of the roof and was not protected with a scaffold rain deck. Therefore it was the skill and fast working of the contrcator Steve Curtis that made the contract a success. As the job progressed several site visits were required at the design changed when unexpected structural problems arose. 
 
The end result was a large bedroom and wardrobe and ensuite for the eldest daughter and repairs to the exterior that would not enable the roof to last. 
 
Estimated budget = £35,000 
Completed Budget = £38,000 
 
House increased in value over £55,000 once completed. 
 
Over budget due to increase in scope of works, the building had suffered previously from damp and material degradation and replacement was necessary.
